Airbnb limits some New Year’s Eve bookings in bid to crack down on parties

Airbnb will crack down on New Year’s Eve house parties and other large gatherings at its short-term rentals in D.C. and other cities by limiting some one-night stays during the holiday.

In addition, the company said it will operate a “virtual command center to get ahead of any issues, along with trained safety agents on call throughout New Year’s Eve.”

Denver Wants to Penalize Platforms Allowing Unlicensed Short-Term Rentals

As part of its ongoing efforts to regulate the local short-term rental industry, the City of Denver wants to create a financial penalty for platforms that book stays at unlicensed rentals.

"Denver has been asking the major platforms to prevent bookings at unlicensed short-term rentals since 2017 to help us achieve our compliance goals, but we have not seen any voluntary compliance from these platforms. Thus the law is necessary to ensure such booking-service providers are accountable if they are profiting from illegal activity," explains Eric Escudero, a spokesperson for Denver Excise and Licenses.

On November 23, Denver City Council will vote on an ordinance proposed by Excise and Licenses that would create a $1,000 fine that could be applied to operators such as Airbnb and VRBO each time they book a stay at an unlicensed rental.

According to the listing, the 10,000-square-foot Mediterranean-style mansion is set in Agoura Hills, California, and boasts seven bedrooms and 8.5 bathrooms. It can house 13 guests comfortably and includes a swimming pool, two hot tubs, a pool table, and hand-crafted furniture. There are three king beds, three queen beds, and one full bed

Airbnb hit with proposed class-action lawsuit from host missing payments

  • A short-term rental vacation host has filed a proposed class action lawsuit against Airbnb, alleging that the tech company violated its contract with hosts when the company offered full refunds to guests in the wake of the coronavirus pandemic in March.

  • The lawsuit alleges three claims against Airbnb: breach of contract, breach of fiduciary duty and violation of California consumer protection laws.

  • The lawsuit was filed Thursday in the United States District Court for the Northern District of California in San Francisco by Anthony Farmer, an Airbnb host in Texas.

Rezoning measure would allow ADUs across northwest Denver neighborhood

Good news for the Chaffee Park neighborhood!

The Denver City Council is considering a rezoning measure that would essentially allow ADUs to be built throughout Chaffee Park, a neighborhood in the city’s northwestern corner.

The structures, typically intended for one or two people, are sometimes referred to as “granny flats” because they can keep an aging family member close at hand. ADUs are also sometimes rented out through sites like Airbnb, an arrangement that complies with Denver’s primary residence requirement for short-term rentals.

The Future of Airbnb

In the travel wreckage caused by the pandemic, home-sharing has emerged as battered, but with a steady pulse, as rental houses became social-distancing refuges for the travel-starved.

Home rentals have outperformed hotels in 27 global markets since the onset of Covid-19, according to a report by the hotel benchmarking firm STR and the short-term rental analysts AirDNA. As leisure travel ticked up this summer, average daily rates were higher for rentals in July 2020 versus July 2019 in the United States — from about $300 to $323 — thanks to the popularity of larger homes.

Exclusive: Don't wait until the last minute to book your Airbnb — you might get blocked

Airbnb really, really doesn't want guests to host parties.

The company is rolling out an initiative in the U.S., Canada and Australia that blocks guests from booking homes on short notice in cities where they live in an effort to limit unauthorized house parties, according to a company statement provided by Airbnb spokesman Charlie Urbancic.
